Mesa's median home sale price is $452,500, down about 1% from a year ago, and the typical listing now sits nearly two months before it sells.

The two numbers worth sitting with are the last two. With 538 homes hitting the market against 546 that sold, supply and demand are running almost exactly even, which is what a flat price line looks like from the inside. That matters more in Eastmark than in most Mesa neighborhoods: the final new home here sold in 2025, so every Eastmark listing is now resale inventory competing against the rest of the city rather than against a builder's model row. Aldi (Arizona) LLC has applied for a new Series 10 beer and wine license, the retail license a grocery store needs to sell packaged beer and wine, at 6853 E Elliot Road in council District 6.
